New Fire Safety Regulations Coming Into Force Next Month: Are You Prepared?

New fire safety regulations are on the horizon, increasing the importance of thorough Fire Risk Assessments (FRAs) and requiring more stringent measures. What Regulations Are Coming?

Starting from the 1st October 2023, the UK Government are implementing Phase 3 of the Home Office’s fire safety reform programme. The programme – which includes the already implemented phases 1 & 2 – is a response to the tragedies that occurred at Grenfell Tower in 2017. These regulations aim to:

Make it easier for authorities to take action on those not complying
Encourage better cooperation from responsible persons
Give residents better access to information about their building’s fire safety
Introduce more stringent requirements with regards to record-keeping

What These Regulations Entail

The regulations place particular importance on conducting more thorough FRAs than ever before. This means, among other changes, recording all findings regardless of whether they are deemed significant or not.

Another change is who can complete FRAs. The responsible person for a property (RP) can only employ someone deemed competent to assist them in completing assessments – and if there is more than one person employed it becomes the RP’s responsibility to ensure adequate communication between them.

On top of these changes, RPs for residential buildings will have to meet higher standards with regard to the information they give to residents. This information means residents feel knowledgeable and empowered to challenge any policies they feel don’t prioritise their safety.
